The activity was different across Canada, with higher sales in Greater Vancouver, the B.C. and Fraser Valley, Ottawa, and declines seen in the Greater Toronto Area and Hamilton-Burlington.
Greater Vancouver’s composite index price fell by 6.4% annually and stopped at $994,900. Meanwhile, the GTA showed a 5.6% increase to $814,400. Ottawa reported the largest price hike in major cities with a 10.25% increase to $436,300.
The national composite index price rose by 1.77% and reached $633,600, in spite of decreases in certain areas of B.C. and in major cities in Alberta and Saskatchewan.
The number of new listings went down by 5.8% from a year ago and by 1.8% from September.
The report says the national average price for properties sold last month saw a 5.8% annual increase to about $525,000.
In case we exclude the GTA and GVA from calculations, the national average price will go down by almost $125,000 to $400,000.
