In case of Vancouver and Montreal, the number may reach 12 per city.

“Although we can’t say for sure who leaves the cities and why, it’s safe to say the affordability issue is one of the main reasons”, – noted Hogue.

Real estate prices in Ontario outside of the GTA (Hamilton-St. Catharines, Oshawa, Kitchener-Waterloo and Barrie) and in British Columbia outside of Vancouver (Abbotsford-Mission and Chilliwack) can be about 25%-50% lower than in large cities, says Hogue.

He believes the flow of young people to Toronto, Vancouver and Montreal will go on, supported by wide economic opportunities and cultural attractiveness.

Nevertheless, he predicts a decline in the number of homeowners among young people, as more of them tend to rent.
