The History of Canadian Mortgage
• 5-year term mortgages were the only option until 1935. The payments were usually made once or twice a year. They consisted of two parts: the nominal principal and the accrued interest.
• The maximum loan to value ratio was 60% of the lending value of the property. It means that the average loan ratio was about 50%.
• Banks didn’t have the right to invest in mortgages – they served for the business community.
• The Dominion Housing Act of 1935 was Canada's first major piece of housing legislation.
